Is it Worth Staging my House if I’m Living in it While It’s on the Market?

It may seem like there is not much you can do to make your house look like those perfectly staged homes you see on-line. It’s overwhelming and you just have so much stuff! Or you feel like your home is comfortable and you like it so others will too.



Both assumptions are wrong.

Sometimes the most important thing you can do is to ask for help. An outside, professional can provide feedback on how your home will really look to buyers. Some Realtors will offer to give you advice on how to make changes before they list your home. Some of them are very good at this. However, there are drawbacks to solely relying on your Realtor for staging advice and it’s not their fault.


Some drawbacks of relying on your Realtor are:

  • They may feel awkward giving you honest feedback

  • They may not be trained in staging and rely solely on instinct

  • They may also feel overwhelmed by your project

  • They may have trouble creating a concise checklist for you

  • They will have limited resources to provide you with furniture and decorative items to complete the staging.

  • They may not have adequate time to dedicate to walking you through your entire home and discuss what needs to be done.

  • Most Realtors are not designers, despite their best efforts to help you


My team of professional stagers at Parker Staging will spend an hour with the homeowner and detail every aspect of preparing their home for sale. We go through your home and provide room-by-room instructions. We are trained in how to give difficult feedback in a constructive, non-judgmental way. We can provide you with the support that you need to follow through on the advice that we provide. We have a large inventory of furniture, art and accessories to supplement your own things to create a staging that feels welcoming, attractive and appealing to the buying audience.



Our Walk-and-Talk consultations can greatly reduce the stress most people feel when preparing their home to go on the market. We provide a professional stagers who will conduct your “Walk and Talk” consultation. From there, you decide whether you would like a written report of the consultation. Our fee is $100 without a report and $150 with a report. Our feedback could result in thousand of extra dollars to the sale price.



If you feel that a Walk-and-Talk consultation won’t be enough for your needs, we can also provide a full-service occupied staging where our stagers restyle existing furnishings, change layouts for function and design and bring in additional furniture, art and decor as needed.
